Job Summary

The Site Sourcing Executive is responsible for identifying, evaluating, and acquiring suitable commercial locations for new outlets. The role involves market surveys, property scouting, landlord negotiations, competitor mapping, feasibility analysis, and coordination with internal departments to support the company's expansion plans.

Key Responsibilities

Site Identification & Sourcing

Identify suitable retail locations for new outlets as per company expansion plans.

Conduct regular market surveys to identify potential properties.

Develop and maintain relationships with property owners, brokers, developers, and real estate consultants.

Generate a pipeline of potential sites across assigned territories.

Market Analysis

Conduct catchment area studies and demographic analysis.

Assess footfall, visibility, accessibility, parking availability, and surrounding commercial activity.

Analyze competitor presence and market potential.

Prepare site feasibility reports and recommendations.

Property Evaluation

Evaluate Sites Based On Company Standards And Business Requirements.

Verify property dimensions, frontage, utility availability, and legal suitability.

Collect photographs, site measurements, and location details.

Negotiation & Documentation

Negotiate rental terms, deposits, lock-in periods, and lease conditions with landlords.

Coordinate preparation and execution of lease agreements.

Ensure all property-related documents are collected and verified.

Follow up for approvals and documentation completion.

Coordination

Coordinate with Operations, Projects, Finance, Legal, and Administration departments for site approvals.

Support site handover process for outlet setup.

Track project timelines from site identification to store opening.

MIS & Reporting

Maintain updated database of available properties.

Submit weekly and monthly site sourcing reports.

Track site status, negotiations, approvals, and openings.

Ensure proper record maintenance of all sourced properties.

Educational Qualification

Graduate in any discipline.

MBA (Marketing/Real Estate/Business Management) preferred.

Experience

2 to 5 years of experience in retail expansion, real estate sourcing, property acquisition, or business development.

Experience in QSR, bakery, retail, FMCG, supermarkets, or hospitality industries preferred.

Preferred Candidate Profile

Experience in identifying high-footfall locations for bakery, caf, pizza, burger, and QSR outlets.

Strong network with local property brokers and commercial property owners.

Familiarity with Hyderabad, Telangana, and Andhra Pradesh retail markets will be an added advantage.
