The PMC shall provide end to end project management services from pre-construction stage through construction, commissioning, and handover. This includes managing all local compliances, statutory approvals, legal protection of all contracts and vendor agreements, and full financial management of the project. All statutory approval fees shall be paid by the client directly. 1. Establish project goals, milestones, team roles and responsibilities 2. Prepare master project schedule covering design, procurement, construction, and commissioning 3. Prepare communication and coordination matrix 4. Establish reporting structure and frequency 5. Prepare project execution plan, procurement schedule, and risk register 6. Review and understand all existing approvals, drawings, and consultant scope

Job Duties / Responsibilities
Design Coordination and Management: 1. Monitor design progress across all consultants — architect, structural, MEP, landscaping, interiors, kitchen, and others 2. Review and comment on all drawings — GFC, structural GA, MEP coordination, interior, landscaping 3. Ensure all consultant drawings are coordinated with each other before issue 4. Flag design conflicts and gaps — escalate to client for resolution 5. Suggest value engineering options to optimize cost without compromising quality 6. Ensure brand standards are incorporated once hotel brand is finalized 7. Track drawing submission and approval status — maintain drawing register Local Compliance and Statutory Approvals: 1.Understand all statutory approvals required for the project — building plan, environmental clearance, fire NOC, occupancy certificate, and others 2. Manage, monitor, and coordinate all ongoing and pending statutory approvals throughout the project 3. Track approval status — flag delays and ensure timely follow up 4. Ensure all construction activities are in compliance with approved plans and statutory conditions 5. Coordinate post-construction approvals — fire NOC, occupancy certificate, completion certificate, and others 6. Note: All statutory approval fees are to be paid directly by the client Procurement, Tendering and Legal Protection: 1.Assist in shortlisting civil contractors, MEP contractors, and specialist vendors 2. Prepare tender documents and RFP packages in coordination with consultants 3. Conduct pre-qualification, clarification meetings, and bid evaluations 4. Prepare comparative statements and procurement recommendations 5. Ensure all contracts with contractors and vendors are legally sound and protect the client's interests in all aspects 6. Review and recommend contract terms — scope, payment milestones, penalty clauses, defect liability, insurance, and termination conditions 7. Ensure all contracts include adequate safeguards — performance guarantees, bank guarantees, indemnity clauses, and dispute resolution mechanisms 8. Monitor contract compliance throughout project — flag any breach by contractor or vendor immediately 9. Manage change orders — evaluate, recommend, and ensure legally documented before implementation 10. Identify and track long lead items — ensure timely ordering with legally binding purchase orders
Desired profile of the candidate
1. branded/upscale operators: IHG, Marriott, Hilton, Hyatt, Accor, Tajor similar — including brand technical-standards compliance. 2. Scale of projects: Experience managing projects above INR 50 crore construction value preferred. 3. Technical knowledge: Strong understanding of civil, structural, MEP, interiors, andlandscaping — must be able to review drawings independently. 4. Financial skills: Must have prepared project budgets, cost sheets, cash flows, and managed project completion within budget. 5. Legal and contracts: Experience in preparing and reviewing contractor and vendorcontracts — protecting client interests — performance guarantees,penalty clauses, dispute resolution. 6. Procurement experience: Experience in tendering, contractor evaluation, and contract management. 7. Statutory approvals: Familiarity with building plan approvals, environmental clearance, fire NOC, and other statutory approvals for hotel projects in India. 8. Brand standards: Knowledge of international hotel brand requirements preferred. 9. Location: Must be willing to be based full time in Bhopal for project duration.
Experience & Qualification
1. Minimum 20 years in construction project management — hotel and hospitality sector mandatory. 2. Team: Individual PMC — may engage 1 to 2 supporting members if required. 3. Day to day: coordination With Client. 4. Summary reporting: To Client — on key milestones, major decisions, and urgent matters. 5. Site presence: Full time on site — Bhopal. 6. Site office: To be arranged by main contractor as per contract. 7. References: Minimum 2 references from hotel clients for past projects mandatory.
