This is a functional leadership role with hands-on commercial involvement, responsible for sales performance, team leadership, broker and Channel Partner development, and providing commercial direction to marketing.
The Portfolio Manager will also remain actively involved in key client relationships, naturing to negotiations and closures.
We are looking for someone commercially sharp, decisive and well connected, with the maturity and exposure to engage confidently with HNI, NRI and internationally exposed clientele.
Requirements
Skills & Experience
8+ years of relevant real estate experience, with strong exposure to premium/luxury residential sales and experience leading a sales team or function.
Strong commercial judgement, negotiation and closing capability, including experience with HNI/NRI clientele.
Proven ability to develop broker, Channel Partner and referral networks.
Good understanding of marketing, lead generation, CRM, sales pipeline, forecasting and conversion.
Knowledge of the Goa luxury residential market, buyer profiles and competitive landscape is highly desirable.
Well-travelled with preferred international exposure, and comfortable engaging with clients across different markets and cultures.
Key Responsibilities
Own the sales function, strategy and revenue targets, including pipeline, conversions, forecasting, pricing discussions and closures.
Is actively engaged in self-calling and naturing leads to closures.
Lead and develop the sales team, establishing clear targets and accountability for lead management, client engagement, site visits, follow-ups and results.
Remain personally involved in high-value prospects, key client relationships, negotiations and closures.
Build and actively manage a strong network of brokers, Channel Partners, referral partners and other sales channels across Goa and relevant feeder markets.
Provide commercial direction to marketing strategy and requirements, including buyer targeting, campaigns, lead generation, property positioning, events and sales collateral.
Evaluate lead quality, campaign effectiveness and buyer behaviour, using sales intelligence to improve marketing and conversion.
Identify new markets, buyer segments and partnerships that can expand the reach and sales potential of Bennet & Bernard.
Maintain strong market intelligence on competitor projects, pricing and trends, using these insights to support sales and commercial decisions.
Ensure a high-quality customer experience and coordinate effectively with Client Relationship and internal teams through sale and handover.
